Before Move-In
Prior to moving into your property, the following will normally be completed:
- Referencing and affordability checks
- Right to Rent checks
- Deposit registration
- Tenancy agreement signing
- Inventory and schedule of condition
- Initial rent payment
You will receive:
- A signed tenancy agreement
- Deposit protection details
- EPC certificate
- Gas Safety Certificate (where applicable)
- Electrical Installation Condition Report (EICR)

Rent Due Date
Rent must be paid in advance on the agreed payment date stated within your tenancy agreement.
Payment Method
Bank transfer is the preferred payment method.
Late Payments
If you are experiencing financial difficulties, please contact us as early as possible.
We aim to work proactively with tenants wherever possible.
Persistent late payment or rent arrears may result in formal tenancy action.
Deposits

Repairs & Maintenance
Your tenancy deposit will be protected within a government-approved tenancy deposit protection scheme.
The deposit may be used for:
- Damage beyond fair wear and tear
- Cleaning costs
- Rent arrears
- Missing items
- Breaches of tenancy agreement
At the end of the tenancy:
- A final inspection will be completed
- The inventory will be reviewed
- Any proposed deductions will be discussed with you

Please report maintenance issues as soon as possible.

When reporting an issue, please include:
- Your full name
- Property address

- Photos/videos where possible
Emergency Repairs
Emergency repairs include:
- Major water leaks
- Total loss of heating/hot water
- Dangerous electrical faults
- Fire or structural issues
- Flooding
In emergencies, contact us immediately.
If emergency contractors are instructed unnecessarily for non-emergency matters, costs may be charged to the tenant.

As a tenant, you are responsible for:
✔ Keeping the property reasonably clean
✔ Ventilating the property to prevent condensation
✔ Replacing light bulbs and batteries
✔ Reporting repairs promptly
✔ Respecting neighbours
✔ Maintaining gardens (where applicable)
✔ Allowing access for inspections and repairs
Tenants must not:
✘ Sublet the property without written permission
✘ Cause nuisance or anti-social behaviour
✘ Damage the property
✘ Carry out alterations without permission
✘ Smoke inside the property unless permitted

Routine inspections may be carried out during your tenancy.
These inspections help us:
- Ensure the property is being maintained
- Identify repairs early
- Ensure safety compliance
We will normally provide at least 24 hours’ notice before attending.

Please:
- Test smoke alarms regularly
- Do not tamper with alarms
- Keep escape routes clear
- Report faulty alarms immediately
Condensation & Mould
To reduce condensation:
- Open windows regularly
- Use extractor fans
- Avoid drying clothes indoors without ventilation
- Keep heating at a consistent level where possible
Please report mould or damp issues promptly.
Ending Your Tenancy

Notice Period
If you wish to leave the property, notice must be given in writing in accordance with your tenancy agreement.
Please ensure:
- Rent is fully paid
- Property is cleaned
- All belongings removed
- Keys returned
Failure to return keys may result in additional charges.
